Terms and Conditions

  1. Deposit & Payment:
    When making a booking you will be asked to pay a non-refundable deposit of 30% together with a completed booking form to reserve the cottage. Full payment must be received 8 weeks prior to entry and if not we reserve the right to cancel the reservation. Bookings within 8 weeks of arrival must be received in full.
  2. Cancellation:
    If a guest cancels less than 8 weeks prior to arrival we will endeavor to re-let the property and, if successful, will refund monies paid less the deposit. If we are unable to let the property you may be liable for the full balance. With more than 8 weeks cancellation notice, the deposit only would be forfeited. Guests are therefore advised to take out holiday cancellation insurance to cover any eventuality.

  3. Representation:
    We give all information and make all statements in good faith and endeavor to check, as far as possible, all information given to applicants. We shall not however, in any event, be liable for any damage or loss resulting from information given or statements made whether orally or in writing.
  4. Right to Refuse or Evict:
    We reserve the right to refuse any booking and, in exceptional circumstances, to cancel or alter arrangements made for you. If we should need to cancel the booking due to circumstances beyond our control we will refund in full all monies paid to us by you. We reserve the right to evict guests without compensation in the event of antisocial behavior, unreasonable breakages, if smoking conditions are not being observed or if the accommodation is being misused. If the number of guests booked exceed the number occupying the cottage we reserve the right to refuse entry.
  5. Right of Entry:
    We reserve the right to enter the property to inspect it or carry out any necessary repairs or maintenance during your stay.
  6. Condition of Property:
    The occupier undertakes to keep the premises and all furniture, fixtures, fittings and effects in our premises in the same state of repair and condition as they are in at the commencement of the letting and shall report and pay to us the value of any part of the premises, furniture, fixtures and effects so destroyed or damaged as to be incapable of being restored to their former condition. Any breakage, loss or damage must be reported and paid for.
  7. Liability:
    We will not accept liability or responsibility to hirers, their families or friends, for any accident/injury to them or for any loss, damage or theft to their property, howsoever caused during their stay. Our responsibility and financial liability shall be limited to the return of monies received in the event of accommodation, booked in good faith, not being available owing to storm or fire or such other causes beyond our control
  8. Contract:
    The cottage is used as holiday accommodation and therefore exempt from security of tenure under rent act
  9. Smoking is not permitted inside the cottage.     
    The cottage is normally ready by 3pm. Check out time is 10am on the day of departure. If on your arrival you find that you will be later than 3pm then please advise us and we can make alternative arrangements
  11. Safety:
    Guests must accept responsibility for themselves and their guests inside the property and when outside, including on and around the river and the walls of the lade. The river can have strong currents. Swimming is entirely at your own risk
  12. Complaints:
    We try to take every care to prepare our accommodation to a high standard. If a problem arises, please let us know immediately so that we can assist you.
  13. Damages Deposit:
    A damages deposit will be collected for £100 at final payment. This will be returned within 7 days of you leaving the property if there has been no damage. If anything needs to be replaced, the balance will be sent to you.
  14. T&C’ Acceptance Payment of the booking deposit implies an acceptance of the requirements stated above and the conditions listed above
